What is the difference between re-roofing and new roof installation?

Although installing a new roof on your property is the costlier option, it often works out as more cost-effective in the long-term. This is because a new roof will typically last longer than an overlaid roof, despite the higher initial cost.

Installing a new roof allows your roofer to give your roof a thorough health check. The roof is stripped back to its deck structure, allowing for proper inspection to be carried out. When the new roof is fitted, you can be sure that your roof is structurally sound and in good condition.

When your house is re-roofed, the new roof is simply laid over the old. This means that you won’t know the condition of the roof deck itself. If there’s an underlying issue such as rot or sagging, you won’t be aware of it and will just be papering over the cracks by re-roofing your property.
