I have had lots of experiences with other estate agents over the years, mostly bad. Open house Kent are different and have reasonable upfront fees, and they provided professional photography for no additional cost. Direct help and advice is available with a single telephone call. I would never have thought I would be writing a positive review about an estate agent, but Nick and his team were excellent from start to completion. I would not hesitate in using them again.
If you want a letting agent that offers a personal service, understands the property market (because they have been working in lettings for over 19 years managing their own and other owners rental properties) and looks after tenants you have found me. In short I take all the hassle out of you being a landlord. I had an interest in the property marketing and lettings from an early age. Starting journey letting my own property in 2004 I have worked with various agents but largely due to mixed service levels decided to self-manage. As friends and family around me saw what I was doing they started asking if I could do the same for them and that is how my journey began as a letting agent. I am passionate about looking after both the properties I manage, the property owners and tenants ensuring all get a great hasslefree service. I find in the main if you look after your tenants they look you. Of course its not all plain sailing and when things do go wrong, from a burst pipe to rent not being paid on time, I have successfully work with all stake-holders to resolution. The biggest reward for me personally is to find the balance where the property owner is enjoying the return on their investment without having to worry about the property themselves whilst the tenants in the property are enjoying a warm, safe and secure home. I am available 7 days a week to support directly myself and will always be available to you (but also have a strong support network of established experts behind me to call upon). Do reach out if you have any questions regardless of if you just want to talk about the possibility of becoming a landlord for the first time over a coffee or you’re an experienced multi property landlord looking for a new letting agent. I am here to help and love talking about property lettings. I look forward to working with you.
Cliché alert! Working with people. Worked in customer facing and service roles all my life and regardless of if I am talking with the landlord or the tenant my aim is always to provide a great service and keep people happy. I do believe that if you look after others they will not only stay with you but look after you and your properties too.
When I rented my first flat in 2004 I had little idea what was required and started to learn. Being in a brand new graduate job with BT directly out of Uni also meant I had to focus on making an impression. Being time poor I decided to use a fully managed letting agent thinking I would not have to worry about the flat. I was wrong. The tenant always contacted me anyway due to the agent not responding.
As a result I decided 12 months later that I would do it myself and not looked back. As friends and family saw what I was doing they asked could I do it for them, and my business was born and I hope to welcome you to Hasslefree Landlording too.
You are right, there are a lot of letting agents out there all wanting your properties to manage. I like to think I am alittle different and here is why:
1) I have been a landlord for over 19 years so have the been there, done that experience in most areas now including the good, the bad and the ugly. My experience can help you directly and as a landlord I know what you are hoping to achieve and will help with just that.
2) Hasslefree Landlording is my business and you will deal with me direct. It was set up to take the hassle out of landlording as I do for all my landlords.
3) I have a limit on the number of landlords/properties I want to manage and not grow beyond – why you ask? – Simple – I want to be able to maintain a great and personal service to my landlords, tenants.
4) My track record, I have landlords and tenants that have been with me for many years and I pride myself on building the relationships and doing a great job which builds stability and keeps people happy. I know that’s easy for me to say but I hope my reviews direct from landlords back this up and I am happy to provide references.

I love going out working face to face – I think that is essential to work in lettings. However I know we all live hectic lives so I have fully embraced remote working for tenancy set up and progressions. Using tools available I streamline communication and that speeds up both getting your property listed and let together with all communications between landlord/myself and tenant/myself.
Working remotely also allows me to keep my costs low – and I can pass those savings to you.
I will always respect the wishes of landlords and tenants. I ask potential tenants not to attend physical viewings if they have tested positive for Covid and instead facilitate a virtual viewing so they do not risk missing out.
