The Party Wall etc Act 1996 enables work to be carried out in 3 main areas. These are: • Alterations to party structures (walls or floors) • New walls built on the line of junction • Excavation within 3 – 6 metres of the boundary If work falls into one of the areas above, the Building Owner must serve notice of the intended works on his adjoining owners. If the adjoining owner dissents or fails to respond, then there is a dispute which must be settled by a party wall agreement.
