How can someone tell if their loft is suitable for conversion?

For a loft conversion the easiest place to start is checking if there is a suitable head height in your loft space to accommodate a new loft. Building regs state you must have a minimum of 2meters finished head height, generally if you can measure floor to ceiling 2200 it will work. Also it is worth keeping in mind your loft must also not exceed 40 cubic meters of space in a terraced property and 50 cubics in a detached property should you wish the works to fall under permitted development, ie. No planning permission required.

Run us through the different stages in the loft conversion process - what’s involved?

Different companies have different approaches;

Sit with clients and discuss there requirements and have a detailed chat about how we would forsee the proposed job moving forward.

With the above in mind, the next step would be to get an architects plan issued, accompanied by a Structural engineers calculations, (this fee is usually a separate fee to the price and paid by client). *We can provide this service or we are just as happy to work from your own chosen architects plans.

At this point, we recommend that once the client is happy with the architects plans, they are sent off to the council for approval, this helps speed up the process and allows for any counter requests to plans by council to be included in the final quotation.

It's also wise at this point to deal with any neighbours affected by way of issuing party wall notices coupled with proposed plans for signatures.


At this point a quote would be issued with a proposed works schedule, based on the actual plans and approvals by building control.

Once building control have approved the plans and party wall notices have been signed and your builder has been chosen you would be ready to get started.

Scaffolding would be erected and you would expect a few days of banging and drilling whilst your builders get ready for the first delivery of steels and timber.

Delivery would arrive and steels would get installed and framework would begin to be erected.

After week 1 or 2 you will see a main structure and roofwork beginning.

Weeks 2 to 4 would see a staircase, windows/doors, first fix electrics and first fix plumbing and a visit from the building control officer to inspect steels, structure, timber used, roof air flow, fire protection.

Once passed weeks 3 to 6 your loft would be floored, insulated and plasterboarded and made ready for site visit two from building control.

Once passed, weeks 4 to 7 would see your loft plastered, bathroom tiled, doors, skirtings and wood work done, 2nd fixed plumbing and electrics finished off and certificates issued.

The final week would see a final visit from building control and Scaffolding come down and any snags details with.

Building control should now sign off and you should have a well deserved beautiful loft space!!
