Lee recently completed a RICS level 2 home buying survey for us and we couldn’t recommend ELR more. Lee was extremely accommodating with having to come back to finish the survey and fitting the written aspect in despite being delayed. The report itself was very detailed and exactly what we needed to give us full confidence in the condition of the house. We will definitely be using ELR for future surveys. Thank you More...

Lee and Emily were great! Emily was quick coming back to us and helped with all our questions, and Lee did a thorough report and set aside time to call us afterwards to explain everything. The report uncovered some issues we didn't spot ourselves and helped us make an informed decision - thank you so much to Lee and Emily for the great service! 100% would recommend and we will definitely be using them again! We appointed ELR to carry out an RICS Level 2 survey for the property we were purchasing and what a brilliant investment that was! Lee carried out a very thorough investigation with a comprehensive report that followed. Lee identified several defects within his report and without the survey we would have been left with the burden of these repairs after completing. The survey has saved us thousands of pounds with the former owner agreeing to have the work resolved prior to completion of the sale, enabling us to enjoy our new home with peace of mind! Thanks again Lee and the team at ELR for your great service! More...

RICS Level 2 Homebuyers Surveys
An RICS Level 2 Survey is a more detailed property survey. It provides a more comprehensive assessment than a Level 1 survey including a thorough inspection of visible and accessible parts of the property. It aims to identify significant issues affecting the property’s value and provides advice for necessary repairs or further investigations. This type of survey is suitable for most residential properties also being the most popular option.
RICS Level 3 Building Survey
An RICS Level 3 survey, also known as a Structural Survey, is the most detailed and comprehensive survey offered by the Royal Institution of Chartered Surveyors (RICS). It involves an in-depth inspection of all accessible parts of a property. This survey is recommended for older, larger or more complex properties as well as those in poor condition. It provides a thorough analysis of the property’s condition, highlights defects, and offers advice on repairs and maintenance. The Level 3 survey is tailored to the specific needs of the property and the client.

ELR’s experience in the New Home Build sector can provide you with specialist lines of competitive structural defects insurance with no rebuild limits.
12 Year Social Housing Structural Warranty Insurance
Our 12-Year Structural Warranty Cover, is specifically designed to safeguard your housing association projects against structural defects that may arise during the first 12 years after completion. We understand the importance of protecting your investment and tenants; our warranty covers a wide range of structural issues giving you peace of mind and financial security.
New Home Quality Control (Snagging) Surveys
A Snagging survey is typically conducted on a new-build property before the buyer takes possession or within the first two years of the ten year structural warranty period. During the first two years of the warranty, it is the responsibility of the developer to rectify any issues that are defective. The survey involves a thorough inspection to identify and document any defects or issues with the construction that need attention or “snagging.” These issues can range from cosmetic imperfections to more substantial problems that may affect the property’s functionality, safety and compliance with building regulations. The snagging survey provides a detailed list, or “snagging list,” which is then shared with the developer for rectification. This process ensures that the new home meets the expected standards and that any necessary corrections are made promptly.
Specific Defects Survey
A Specific Defect survey focuses on identifying and assessing particular elements, issues or defects within a building. Unlike broader surveys like RICS Level 2 or Level 3 surveys, which provide a comprehensive overview of a property’s condition, a Specific Defect Survey is targeted at addressing and analysing particular concerns or problems. This type of survey will aim to diagnose the defect, its cause and provide details regarding appropriate remedial works.
