When we first contacted Invent we were impressed with their expert knowledge and advice that gave us the confidence to know that our questions would be answered promptly and honestly.
We never experienced any difficulty in trying to contact Invent for advice or queries regarding our project. The drawings we received were very detailed and sent to us in a timely manner for us to review. Invent gave us the time we needed to look over the drawings and make sure we we're happy with the design. We were advised that we could contact Invent with any amendments that we required. The small changes we made were edited and sent to us again in a timely manner. When we were completely happy with the design, the final drawings were sent to us and we were very impressed with the quality of them. Nothing was ever too much trouble, and we would recommend Invent to anyone who is looking to extend their home.

Run us through the different stages of the Garage conversion process - what's involved?
Planning permission is unnecessary if you don’t plan to alter the structure of the building, so a garage conversion would fall under permitted development rights in most circumstances. However, if you live in a Listed building or a Conservation Area, planning permission may be required for even minor modifications. You may also need planning permission if you live in a new build home, as these are often built with a condition requiring the garage to remain as parking, so an application to remove it becomes necessary. Standalone garages are more likely to require ‘change of use’ planning permission when converted to habitable rooms.
Building Regulation drawings will be required before you can change the use of a garage to a habitable room. This will mean compliance with Building Regulations, including delivery of the building regulation drawings to your council. Building Regulations will apply to moisture proofing, ventilation, insulation, fireproofing, escape routes, structural soundness and many other things.
As a result, almost any design decision must take them into account. For example:
When you divide up the garage, a new room is created. This room is subject to a set of Building Regulations that require an escape route and ventilation separate from the main room. Alterations such as an infill wall replacing the original garage door will also be subject to Building Regulations concerning the foundations. The building inspector will want to visually inspect windows, doors, fireproofing and foundations before he or she gives a certificate of completion.
Once the building inspector is satisfied, the completion certificate should follow within 28 days. It is often much sooner.
