I am a resident at Solaris Crest. This place deserves less than 1 star rating, if it's not water problems it's electricity problems and now to add on that it's a student accommodation, it's a nightmare for us people working from home the noise levels are unbearable (music, singing, football). We reported our water problem to the previous property manager(Kevin) and he got the problem sorted, now the problem is back and we reported it to the recent property manager and she said it's not her problem we must take it up with city of cape town. If you want to rent/buy at a place that is awfully managed, disrespects their tenants, cannot provide basic services and is perpetually in debt? Then solaris crest is the place for you. Horrible estate management that is constantly in debt due to mismanaged finances. Owners don’t pay their levies which lead to all tenants being without water for a few days with no compensation or plan made to provide water. Loadshedding aside, this place has frequent power cuts because for some reason it runs on two different substations. A few months ago management decided it was a good idea to allow students to move in turning it into basically a student-rez; so expect trash, drunken passed out students on stairs, loud noise till late morning and students shouting you awake if you live here. Security they have here is glorified streetworkers with a title who will tell you they cannot do anything about your complaints and will often just ignore your messages; on that note the ‘security boom’ is broken half the time and no security cameras, so expect no sense of safety! Awful groundkeeping and general maintenance, the pools are more green than blue, maggots for months in the waste disposal area, trash everywhere in common area and people leaving empty beer bottles and used tampons at pools. If you want a peace of mind… look elsewhere. I am a tenant, been here for 6-months and cannot wait to get out. Disadvantages: water & electricity cuts; high noise levels; poor management/maintenance; easy access for nonresidents - increasing the likelihood of crime. Advantages: it looks great — inside and outside. The mixture of having students (res) and owners/tenants in one complex is so frustrating, the noise levels are unbearable. The complex is huge and completely has no order. One security guard keeping watch of the entry cannot attend to matters of noise, enquiries of water/electricity cuts, cannot always attend to visitors/other residents parking at other people’s parking lot. Looking for a place to rent that's well-managed and respects its tenants? Well, look further. A lot further. We moved in last September and I’m going to use a recent issue as an illustrative example of what you can expect from Solaris Crest when (and how) things go wrong. Early this past January we lost access to water. Initially we thought it was a municipal issue, a burst pipe or maintenance. It was not. Without getting into the specifics, between decisions made by owners and management the complex lost access to water for almost two days regardless of whether or not you paid your utilities (which we had). During this time: 1. There was NO water. Not low pressure, no flowing water. 2. There was no forewarning to tenants despite the relevant parties being aware that water might be cut. 3. Seemingly no effort was made to provide tenants with usable water despite us losing access to water through no fault of our own. We had to buy water for drinking, cleaning, cooking, washing, flushing etc. 4. Afterwards we were given no apology or explanation, no responsibility was taken and no assurances were given that it wouldn’t happen again. Renting already sometimes feels like being a second-class citizen but they really strive to make the subtext text here at Solaris Crest. Exceedingly prompt at reminding you rent’s due, exceedingly poor at reminding you why it’s worth it. Other issues: 1. Management, especially upper management, is often rude and condescending. In one instance we had a service fee (wifi) used to pay a different account without even the courtesy of asking or informing us, we only found out after we lost the wifi. If you work from home or are a student you can appreciate how disruptive this can be. 2. Long delays with getting things fixed. We’ve had a (pre-existing) issue with the kitchen sink, they sent someone out for repairs and it was fixed for maybe a week and started up again. It’s been fixed after a follow-up but only after precisely 20 business days. 3. During the academic year students (specifically undergrads) find accommodation here. They tend to have loud parties late into the night. This is against the rules but seemingly there is no fining system, so security can only make firmly worded suggestions when noise complaints are made. Since the academic year has resumed we’ve also had trash thrown from the upper balconies instead of being taken to the designated area and clothes are left in the communal washing machine and/or tumble dryers, stopping others from using it. Recently management accepted NSFAS students from both UWC and SU. Phase 4 seems effectively like a res. I do not exaggerate when I say every night is disruptively noisy. 4. The area is windy and Solaris Crest is next to a cement manufacturer and near quarries, so it’s dusty. Compounding the issue is that very few of the older apartment blocks have any ventilation besides the doors and windows (no airbricks), so if you want to let in a breeze everything you own will be covered in dust. 5. Unfulfilled promises. If you’re considering Solaris Crest because it’s advertised as having a children’s play area; no it doesn’t. Kids just run around the complex. 6. Service delivery in the area is spotty. We’ve had issues with Mr Delivery (hour+ delays or only half the delivery) and Uber (cancelled trips or price increases because of high demand). Also keep in mind that when it comes to loadshedding the area does not fall under Cape Town, so be prepared to deal with full Eskom loadshedding. Sometimes more than Eskom loadshedding, the newer expansions (Phase 3 & 4) recently had a power outage from 0900 till around 1600 unrelated to Eskom’s planned loadshedding. The fibre service provider came prepackaged with the apartment, don’t know if it’s the same one shared by all units but I think so, had issues and we had no internet access for 24 hours (and counting!). If I could go back in time I’d tell myself to treat Solaris Crest like a last resort – because it should be. More...
