Most garages are suitable for conversion & generally do not require planning Permission, unless they would form a seperate dwelling, however,it will need a Building regulation Certificate when complete.
I like to present an existing garage as a blank canvass for the client, establish their requirements, ie, a bedroom, kitchen, bathroom etc.
Dependant on their requirements it is important to estabish a realistic budget and give a good insight into what actually goes into their proposed Conversion.

First task is to take detailed internal & External measurements & inspecting the exististing roof structure.
Next,I would create a professional drawing in Layout & Plan.
These would be detailed; showing an existing Laout & the new Drawing, which would incorporate all necessary floor, wall & ceiling Insulation, the construction of the
new floor finish, dependant on client requirements and internal walls either stud-work & dry lined or 100mm blockwork for plastering.
The new front elevation as per client instructions, including provision for adequate ventillation. ( all works to comply with building control requirements ).
The requirement and placement of required electrics, heating & lighting.
Should the client want 2D & 3D drawings, they would achieve a very good visulisation of their proposed project which, dependant on the end use, includes the
placement of appropriate hardware, such as kitchen units with cooker etc, full bathroom layout in accordance with the clients requirements etc.
This is followed by a Quotation for the new construction with a build programme, indicating time scales and so on.
The construction itself is very akin to an extension.

Offering advice on whatever the proposed project may be. Taking very precise details, whether they are looking to build an extension, new build, garage conversion; I derive great pleasure in turning their idea's and asperations into reality.
Being able to suggest practical design and layout options, making the most of space and having the opportunity to produce full working drawings in layout, plan, 2D & 3D design, depending on the clients requirements.
gettingthe client immersed in what their internal room requirements are and emulating their thoughts into the design.
being able to offer site surveys, full project costings & logistics.
Also to take care of their planning application & building control requirements.
Finally,to see the end result & a happy client.

Having spent many years in the building and construction industry and running site operations etc, including many of the tasks that I have outlined in earlier parts of your questionaire I felt a new lease of life was needed.
Being able to create solutions for individual clients without having to spend sometimes months on site working on a single project and having aquired the ability to produce professional plans and outcomes for clients and the abilty to be independant is very satisfying in many ways.
i get a tremendous buzz out of my work,particularly my involvement with clients and problem solving, it's freat fun.

I am a truly friendly, professional person that really listens to my clients needs and asperations, regardless of project size and complexity. I really enjoy involving my clients in their project which is often more than asperation; it's their dream and as such I treat it with all the importance and knowledge that I have to bring their dreams into reality.
I take their requirements very seriously and spend as much time with them as the want; to ensure they get the result they're after and more.
I enthuse insperation and that is, in my opinion; important to the client, to let them know they are valued.

Not really, unless the client can produce detailed instructions as to their requirements, even then, site visits are extremely important for a number of reasons.
The area, ground layout, local conditions, existing property, both internal and external;if the client wishes to extend or carry out structural alterations.
I don't think a satisfactory outcome is likely without site and client involvement.

I think Covid is now, quite overstated with an exceptionally low risk to the public.
I would not attend a site visit with clients if I thought for one moment that I were infected or a carrier of the desease.
I would be prepared to wear a mask if the client felt more comfortable or it was a pre-requisite.
I have had all the jabs that have been required to date and will continue to take NHS advice.
